Broad Beach is one of Malibu’s most exclusive and sought after beach community. The 1.1 mile stretch includes about 100 beachfront homes, many of which are extraordinary.
Most of these homes are located on Broad Beach Road, which belonged to the original Pacific Coast Highway before it was relocated to the bluff above. Broad Beach is adjacent to Victoria Point on the west side and Zuma Beach on the east. It continues to Victoria Point at its western end.
Dubbed "Billionaire's Beach" due to its wealth and high celebrity quotient, Carbon Beach is a crescent-shaped coast stretching from Carbon Canyon Road on the east to the region just east of the Malibu Pier. Carbon Beach is considered the finest beach in all of California, with premier luxury real estate that fetches tens of millions from people unconcerned with cost. With just 70 lots, the Carbon Beach community is easily Malibu's most exclusive and prestigious address.
Encinal Bluffs is a highly exclusive neighborhood in Malibu, located west of famous Broad Beach and the El Matador State Beach and just south of the Charmlee Wilderness Park. Privacy abounds in Encinal Bluffs, despite the celebrity home owners who range from A-list movie stars to technology giants and beyond.
Malibu Colony is often called the “the original Malibu.” It was one of the first Malibu neighborhoods in the mid-1920s when the early land owners decided to begin leasing beach lots to movie stars – giving birth to what became known as the exclusive “Malibu Beach Motion Picture Colony.”
Today, entertainment and business professionals find Malibu Colony attractive for its beautiful beach properties and privacy in this guard gated enclave in central Malibu. This exclusive property is situated close to the central shopping areas, restaurants, markets, Movie Theater, medical services, Pepperdine University and Legacy Park.
Malibu Cove Colony
To the south of the much-photographed Paradise Cove in Malibu is the highly exclusive Malibu Cove Colony. Surfers love the breaks of the sandy beaches near Malibu Cove Colony. Much like Malibu Colony, Malibu Cove Colony is a gated, well-landscaped private community where some of the most compelling modern and contemporary beach homes are located.
Nearby are the famed Latigo tide pools, which give way to views of Point Dume.
Malibu Road is a two-lane "country road" which runs east-west paralleling the Pacific Ocean for approximately 2.5 miles. Still called "The Old Road", this stretch was the original Roosevelt Highway (now PCH) before PCH was relocated inland, over the bluffs in 1948. At the entrance to Malibu Colony you can see the point where the road diverges from its original path. It has one entrance, Webb Way.
There are over 250 living units situated on Malibu Road, the majority of which are two story single family homes located on the ocean side.
These beachfront lots average about fifty feet wide by one hundred feet deep. Landside homes are mostly two story homes, but sit on larger lots ranging from one to four acres.
Point Dume Bluffs dramatically juts into the Pacific. Within this beachfront section there is Point Dume and Little Dume. When the Roosevelt Highway (PCH) was constructed in 1929, it cut across from the shoreline at Paradise Cove to the edge of current day Zuma Beach, a route chosen to avoid the impossible coastline of Pt. Dume. As a result, Point Dume is Malibu's only sizable neighborhood on the beach side of Pacific Coast Highway, a fact that makes Pt. Dume one of the City's most coveted locations.
Appreciation has been steady for the residents. Over the years the neighborhood has grown more stately as trees matured and landscaping softened the views. Now Pt. Dume is called the "Malibu Riviera" for its panoramic ocean views and large private oceanfront estates.
As Malibu’s historic ranch center, the rural character of Serra Retreat is unique and treasured. Serra Retreat is a wooded canyon area adjacent to Malibu Creek in Lower Malibu Canyon. Sweetwater Mesa is the only street in this area that has commanding views of the ocean. The approximately 100 property owners in this small, secluded area belong to the Serra Canyon Property Owners Association, which was formed to maintain and protect the privately-owned, country road of the canyon community. Residents can walk or bike ride to Malibu’s Cross Creek shopping area.
Serra Canyon consists of approximately 100 lots ranging from under 1/2 acre to 4 acres, with a few in excess of 4 acres. All but a few are developed into single-family residences at this time. The homes range from small to large, reflecting the diverse economic and architectural make-up of this special Malibu locale.
The area, defined by Winding Way and Murphy Way (formerly De Butts Terrace) north from Pacific Coast Highway to the Escondido Falls, is a community of about 100 properties that are accessed by these private roads.
The majority of parcels are two to five acres in size, although parcels range from one-third to over 100 acres. These are mostly Equestrian properties with direct access to trails.
